Frequently Asked Questions

Find answers to common questions about Leasely and how we help leaseholders understand their service charges.

Getting Started

What is Leasely?

Leasely is an AI-powered platform that analyses your service charge bill to identify potential overcharges and savings. We compare your charges against market rates and similar bills to help you understand if you’re paying a fair amount.

How does the analysis work?

Simply upload your service charge bill (PDF or image), and our AI will analyse each line item. We compare costs against market rates and highlight potential issues. You’ll receive a report within minutes.

Do I need to create an account?

No, you can upload and analyse your bill without creating an account. Creating a free account lets you save your reports, track multiple bills, and access your analysis history.

What file formats do you accept?

We accept PDF documents and common image formats (PNG, JPG, JPEG). Photos of paper bills work too, as long as the text is clear and readable.

Service Charges

What are service charges?

Service charges are fees that leaseholders pay to cover the costs of maintaining the building and common areas. This typically includes:

  • Building maintenance and repairs

  • Buildings insurance

  • Cleaning and gardening

  • Lift maintenance

  • Management fees

  • Reserve fund contributions

Why might my service charges be unfair?

Service charges can be unfair for several reasons:

  • Overpriced services: contractors may charge above market rates

  • Excessive management fees: some managing agents charge disproportionately high fees

  • Unnecessary work: repairs or services that weren’t needed

  • Poor procurement: lack of competitive tendering for contracts

What are my rights as a leaseholder?

Under UK law, you have several important rights:

  • Right to information: you can request a summary of costs and inspect accounts

  • Consultation rights: for major works over £250, you must be consulted

  • Right to challenge: you can apply to the First‑tier Tribunal to dispute unreasonable charges

  • Right to manage: leaseholders can take over management of their building

Using Your Report

What should I do with my report?

Your report is designed to give you information for discussions with your property manager. If it identifies potential overcharges:

  1. Review the specific items flagged as potentially overpriced

  2. Request itemised breakdowns for those charges from your manager

  3. Ask for evidence of competitive tendering

  4. Consider raising the topic at residents’ meetings

Is the report legally binding?

No. Our reports are for informational purposes only. Use them as a starting point for investigation and conversations.

How accurate is the analysis?

We aim for high quality results, but AI outputs can be imperfect. Use the report to guide what you ask for and what you double‑check.

Is my data secure?
